Frequently Asked Questions
If you have a question not answered below, or need assistance, contact our property management company who we retain to manage our Homeowners Association at the direction of the board of directors. Please utilize the button below.
Services
- Waste Management provides trach and recycling collection service to our neighborhood.
- For any further questions or clarification regarding waste disposal, please contact Waste Management at 321-723-4455.
- Trash is collected on Tuesday and Friday; usually early morning so please have your trash container at the curb by 7:00 am on day of collection.
- Recyclables is collected every Tuesday. Please have your recycling cart (yellow cover) at the curb by 7:00 a.m. on the day of collection.
- Do not place any recyclables in bags.
- Waste Management asks that bins are kept 3 feet apart when by curb for pickup.
- Collection is not required by the county on the following days and there will be no make-up:
- Memorial Day
- Fourth of July
- Veteran’s Day
- Thanksgiving Day
- Christmas Day
Do not place any recyclables in bags.
Plastic bottles and containers (do not recycle prescription bottles).
Plastic objects shaped like a bottle, jug or tub (such as water bottles, food containers, dish soap, laundry detergent and shampoo containers (no thin plastic “clamshell” type containers). Lightly rinse. Leave caps and pumps on.
Cardboard. Milk and juice cartons, paper towel and toilet tissue rolls, food boxes and flattened cardboard boxes. No greasy pizza boxes.
Aluminum, steel and tin cans. Includes clean aluminum foil and aluminum food pans.
Glass bottles and jars.
Paper. Newspapers, magazines, catalogs, paperback books, office paper, junk mail, envelopes, telephone books and paper bags. No shredded paper.
NOTE: Shredded paper cannot be recycled. Shredded paper should be bagged and placed in your trash barrel, do not discard into your recycle cart.
Plastic bags, straws, thin plastic “clamshells” such as strawberry containers, scrap metal, greasy pizza boxes, oven cookware, drinking glasses, ceramics, rope, clothing, hangers, Christmas lights, shredded paper, paper towels, prescription bottles.
- A bulk item is an appliance, piece of furniture or some other residential item that is too large for a container. Contact Waste Management at 321-723-4455 to schedule a bulk collection.
Yard waste is collected on Tuesday mornings. Please have yard waste at the curb on Tuesdays by 7:00 a.m.
Loose materials such as leaves, small twigs, pine needles must be containerized in reusable garbage cans or bins, maximum size of 40 gallons.
Do not use your garbage or recycle cart for yard waste.
Any branches or limbs cannot be longer than 4 feet in length, 24 inches in diameter and less than 50 pounds in weight, and stacked uniformly within 5 feet of your curb.
Hired landscaping, land clearing or tree trimming services must remove any vegetative waste they generate, per Brevard County Ordinance No. 94-49.
- Contact Waste Management for electronics recycling including computers, laptops, monitors, keyboards and mice, scanners, printers, fax machines, stereos, radios, DVD/VCRs and televisions.
Waste Management will not collect solid or liquid household hazardous waste.
Examples include paint, pesticides, petroleum derivatives such as motor oil and solvents, and explosive items.

- Turf / Yard Maintenance
- Mowing: Frequency: ~42 times per year. Weekly during growing season, bi-weekly during dry season. Cut to 4”. Mowing pattern will be varied to avoid creating ruts.
- Supervisor and workers should identify grass, shrubs and trees that are in duress and take action to resolve.

- Quarterly prune all palm fronds hanging over sidewalks to above 7’ and palms over driveways and street to above 10’.

- Palm tree trimming along street (when directed by the board, this is an extra service that has a fee per tree)
- Weed control
- Monthly spray beds to kill evident weeds
- Spray evident weeds on sidewalks and driveways
- Weekly, pull any large weeds (above 12”)
- Irrigation
- Monthly checks to make sure the irrigation system is operational, all heads are working and covering the yard, no leaks, check filter (if present). Clean clogged heads.
- Conduct repairs to system when discovered during monthly check for T&M.
- Conduct repairs to system as ticketed based on severity. High severity tickets (e.g. gushers) should be repaired in 2 business days, medium repairs in 1 week, and low priority in 4 weeks (at the next monthly check).
- Process
- Work orders are assigned and tracked by management company
- Vendor updates management company weekly on work order status.
- Homeowners can request work outside the scope of the contract directly from vendor and is responsible for paying for that work.

- Sawgrass Key Master HOA is responsible for maintaining the ponds.
Section 3.7 of the Sawgrass Key Declaration of Covenants states:
“Effect of Non-Payment of Assessment: Remedies of the Subdivision Association. Any assessment not paid within fifteen (15) days after the due date shall bear a late fee of TWENTY FIVE ($25.00) DOLLARS and interest from the date due at the rate of EIGHTEEN (18%) PERCENT PER ANNUM until paid. The Subdivision Association may bring an action against the owner of the lot for payment of the assessment and may enforce its lien for the assessment by foreclosure or any other means available under the law. The Subdivision Association may waive payment of the late fees and interest on an assessment, but may not waive payment of the assessment. No member may waive or otherwise escape liability for the assessments by the non-use of common property or by the abandonment of the lot owned by such owner.”
